PROJECT OVERVIEW
Thinking globally, acting locally, Clyde Gateway integrates real estate and climate resilience in a '20-minute neighbourhood' near central Glasgow.
Clyde Gateway, which covers over 2,000 acres, is a Scottish national regeneration priority in the Glasgow city region.
Over £1.5 billion has been invested in major infrastructure, remediation and energy projects to de-risk development.
Clyde Gateway is overseeing significant new investments to build new homes, new business spaces and improve infrastructures with the aim of attracting businesses and new jobs.
The area was home to the 2014 Commonwealth Games and, to date, almost 4000 homes have been built, and almost 8,000 jobs created in a maturing regeneration area.
The M74 and M8 provide access to the UK motorway network. Dalmarnock train station, a 5 minute walk, consists of up to 6 trains per hour to Glasgow Central.
You can access Glasgow airport in a 15-minute drive and Edinburgh airport within 40 minutes.
Clyde Gateway is in an area where:

Magenta Innovation Park
Magenta Innovation Park has capacity to provide 900,000 sq ft of commercial space suitable for high value manufacturing and life sciences. With Red Tree Magenta, the flexible office building completed in December 2018 and experiencing 100% occupancy has demonstrated that the park is a strategic location for business growth.
The proposal includes an internationally recognised academic partner with significant existing joint work taking place linking research, support for Transition to Net Zero, and collaborative skills investment.
Magenta Innovation Park is connected to a 5th Generation District Heating and Cooling network (5GDHC). It is one of 5 pilot sites across Europe and uses innovative heat pump technology as a means of decarbonising homes and businesses affordably.

EastWorks

Dalmarnock RED
The Dalmarnock RED proposal is for a flexible standalone building providing 40,000sq.ft (net) of hybrid floor space suitable for a range of occupiers and uses. Designed to be sub-divisible to meet market demand in suites from 1,500sq.ft to 40,000sq.ft, the space will facilitate a range of uses from Class 4 offices, through science & technology/health & life sciences use (including incubator, laboratory / clean room, and spin-out accommodation) as well as large scale high value manufacturing and other functions with dedicated service yard and car parking facilities. Located on a prime arterial route in the centre of Dalmarnock, immediately adjacent to the train station, the proposed facility is in a highly accessible and prominent location at the heart of Clyde Gateway.
