Project Overview

The Masterplan for Buchanan Bus Station Area (BBS) - the biggest bus station in Scotland and the busiest in the UK measured by bus departures per year (over 500,000, catering for 40,000 passengers a day)- creates a mixed-use redevelopment which will transform one of Glasgow’s central transport hubs into a premier, high-density destination, blending world-class mobility facilities with diversified residential and commercial assets.

The new BBS will act as a catalyst for city and regional growth and create significant footfall, offering investors an exceptional opportunity to secure resilient, long-term yields from a future-ready urban development. The Buchanan Bus Station Masterplan will deliver:

A Prime Connectivity Hub: A future-proof, linear operational transit hub featuring 50 operational stances and 20 dedicated parking bays, designed to scale with market demand and maximize throughput. Redefined site permeability to stimulate integration with major neighbours, including Glasgow Caledonian University and Buchanan Galleries, driving high footfall and further embedding the asset into the city’s core pedestrian and public transport fabric.

Premium Mixed-Use Development Plots: A range of high-value, "plug-and-play" development parcels suited for high-quality residential, office, hospitality, and retail use, offering diverse revenue streams.

Enhanced Commercial Environment with High-Quality Public Realm: Modern passenger-focused facilities with significant opportunity for retail spend, coupled with a "place-making" approach enhancing the public realm, increasing the long-term capital value and revenue generating value of surrounding development plots within the masterplan area.

Investment Opportunities

The reimagining of Buchanan Bus Station and surrounding block offers a significant opportunity to investors who want to be part of the regeneration and economic growth of Glasgow and the wider region, while retaining a positive return on any investment.

The heart of the new development will be the new transport facility and mobility hub, surrounded by five new development plots offering scalable opportunities for residential, commercial/office/retail, hotel and purpose-built student accommodation (PBSA).

The full Masterplan site covers circa 50,000m², with SPT holding a long-term lease on the current station site (22,000m²) from City Property (Glasgow) LLP, Glasgow City Council’s (GCC) arms-length property development company. The remainder of the Masterplan site (including car park, supermarket, restaurant, student accommodation) is owned by GCC or private interests. SPT has worked closely with GCC, and via City Property (Glasgow) LLP, to ensure a strong partnership approach to future development. SPT engaged with and received strong support from local and strategic stakeholders in developing the Masterplan.

BBS currently handles demand of over 500,000 bus departures per year and circa 40,000 passengers a day. With the implementation of the new Masterplan, footfall across the site is expected to increase significantly as result of both the new bus station and the surrounding new mixed-use developments.

The site sits between the planned Buchanan Galleries redevelopment to the south and the Cowcaddens developments to the North.

High quality public realm

Progress Update

SPT is in the early stages of delivery mobilisation for the project, including seeking to explore opportunities to work with private and public sector partners on a development partnership to fund, develop and deliver the project, and is also engaging with organisations such as the National Wealth Fund to explore funding opportunities for parts of the development.

The masterplan was approved as planning guidance in April 2026.
