Project Overview

Located next to Eurocentral, Scotland’s premier industrial estate, Mossend International RailFreight Park (MIRP) is the natural expansion for industrial development along the M8 corridor with 200,000 sqm consented for Class 5 & 6 floorspace including advanced manufacturing and clean energy. It represents an opportunity for large scale industrial development within the central belt. It is also part of Scotland’s largest international multi-modal rail freight park offering investors and operators a unique opportunity to be at the forefront of low carbon logistics.

Mossend International Rail-freight Park (MIRP) is situated in the heart of Scotland, adjacent to the M8 Motorway between Glasgow and Edinburgh. The site is between the towns of Bellshill and Mossend, both of which are locations of prime industrial and logistics development, given their ease of access to the Scottish motorway network.

The project received Planning Permission in Principle in October 2017 for up to 200,000 sqm of new logistics space and will be connected to the expansion of the Rail-freight Park – one of the UK’s 5 regional railfreight hubs.

The development will open up transport and logistics opportunities linking Scotland directly with UK ports including Felixstowe , Thames Gateway, Liverpool, Southampton, Teesport and UK inland ports of Daventry, Doncaster, Dagenham and East Midlands.

The scale of the site and opportunity to create ‘big’ and ‘mega’ industrial warehouses will allow companies to expand, consolidate and invest in the local and wider Scottish economy through the creation of construction jobs, permanent full and part time jobs as well as rates.

Investment Opportunities

MIRP operates within a ‘single entity’. A one-stop development agreement on behalf of the two site owners and led by CBRE.

The site is consented and being marketed to requirements that are in the market seeking new and large warehouse space in Scotland. MIRP is currently advancing the new A8 Junction that links to the completed M8 Overbridge and Carnbroe Road. The masterplan offers a flexible range of sites to address all investment needs across Use Classes 5 & 6. The project is investment-ready, an adopted project within the Scottish Government’s Green Prospectus and an operational facility.

MIRP is Scotland’s largest railfreight park (12 hectares and 500k teu capacity) operating as part of the UK’s SRFI. Integrated logistics facilitate low and net zero transition with sustainable infrastructure, renewable energy, and green freight solutions.

Progress Update

MIRP is actively targeting the industrial sector due to the severe shortage of large scale development platforms across the central belt. It is an Investment-ready site that is uniquely positioned in the market due to its scale and sustainably credentials. It is fully supported by Network Rail, North Lanarkshire Council, Scottish Enterprise and the Rail Freight Group (RFG).
