Project Overview

Ravenscraig is one of Europe’s largest brownfield regeneration projects and community creation initiatives, transforming a former industrial heartland into a vibrant, mixed-use community with new homes, employment space, infrastructure and world-class sporting and education facilities. It offers investors a rare opportunity to be part of a long-term, large-scale placemaking vision with strong regional connectivity and significant growth potential.

This transformational project is redeveloping the former Ravenscraig steelworks site which closed in 1992. Led by Ravenscraig Limited, a joint venture comprising Barratt Redrow, Scottish Enterprise and Tata Steel, the project focuses on creating a self-sufficient community with high quality housing, retail, leisure, commercial, excellent transport links, top-tier education and all surrounded by attractive green spaces and ancient woodland.

Ravenscraig Limited has been pioneering the regeneration of Ravenscraig since the 00’s with development commencing in 2006 and since then, a number of key developments have been progressed over the years.

The initial Ravenscraig Masterplan was approved through outline consent in 2005 and was revised in 2020 to suit current market conditions. The revised Masterplan comprises:

  • 4,300 new homes
  • 500,000 sqft of retail and leisure space
  • 1m sqft commercial/industrial space
  • two new schools
  • two hotels
  • civic space
  • major parkland areas

North Lanarkshire Council (NLC) continues to provide major support for Ravenscraig and is a key driver in the regeneration of the site. NLC announced in 2020 that £77 million of funding from the Glasgow City Region Deal and NLC would be invested in the Ravenscraig Infrastructure Access which will further enhance the current transport infrastructure connecting Ravenscraig south to Motherwell and the M74. The initial phase, the construction of the underbridge to the West Coast Mainline was recently completed and overall completion of the City Deal Ravenscraig Infrastructure Access is anticipated in Q4 2027.

Ravenscraig is a catalyst for the regeneration of the North Lanarkshire and Glasgow City Region, transforming a major former industrial site into a dynamic mixed-use destination that supports long-term growth. The project is creating new homes, jobs, and infrastructure, attracting inward investment and diversifying the regional economy through sectors as logistics and the potential for digital/energy infrastructure.

Investment Opportunities

Ravenscraig represents one of the UK’s most significant and scalable regeneration and investment opportunities, combining long-term placemaking with near-term deliverability across residential, commercial, and strategic infrastructure assets, including a proposed 550MW data and energy campus.

The site benefits from secured land ownership and control, providing investors with confidence around deliverability and a clear pathway to development. Its proposed uses are well established within the planning framework, supporting a comprehensive mixed-use masterplan that includes housing, employment space, retail, leisure, and energy infrastructure.

The project is aligned to markets with clear and growing demand: new housing within Scotland’s Central Belt, modern employment and logistics space, and critically, large-scale 550MW data and energy infrastructure driven by accelerating digitalisation and power requirements. This breadth of demand underpins a diverse and resilient investment case.

Ravenscraig offers the potential for attractive, risk-adjusted returns through phased delivery, land value growth, and the ability to partner across multiple asset classes. Early infrastructure investment is already unlocking value, while the scale of the project enables both short-term returns and long-term capital appreciation.

With key infrastructure underway, active development plots, and increasing occupier and investor engagement, Ravenscraig is transitioning from strategic masterplan to delivery phase, positioning it as a near market-ready opportunity with immediate and medium-term investment potential.

Progress Update

Ravenscraig continues to make strong progress as one of Europe’s largest regeneration projects, with a number of key developments having progressed over the years, such as:

  • circa 1,000 homes have successfully been built by Barratt Homes, Taylor Wimpey, Keepmoat and North Lanarkshire Council
  • £70 million New Lanarkshire College which provides education for over 10,000 students
  • £30 million regional sports facility which is a key landmark within the site
  • Marston’s Pub/Hotel
  • The Craig Public Park including Active Links funded by North Lanarkshire Council which is the most recent addition to the regeneration of Ravenscraig.

A significant milestone is the advancement of proposals for a 550MW data and energy campus, positioning Ravenscraig at the forefront of the UK’s digital and energy infrastructure market and materially enhancing its investment proposition.
