Project Overview
A high-impact development opportunity north of City Centre beside the M8 and the new Sighthill neighbourhood – Glasgow’s largest regeneration project, can accommodate a range of developments such as hotel, student accommodation, residential including private rent.
This is a very prominent development opportunity beside the M8 motorway to the north of the City Centre. It sits immediately adjacent to the new Sighthill Transformational Regeneration Area and the recently completed pedestrian bridge across the M8. The new Sighthill neighbourhood creates a strong gateway into the site and forms part of a wider masterplan that will deliver over 1,100 new homes.
The location benefits from excellent strategic connectivity. There are links to the north into the new Linear Park and Boulevard. To the west, the site connects with Port Dundas and the Canal Quarter. The new pedestrian bridge provides fast and direct access into the City Centre, with a walking time of around ten minutes from the south of the bridge to George Square.


Investment Opportunities
The alternative site is located north of City Centre within Ward 16 Canal. The two plots extend to Alt Dev 2 : 0.67ha and Alt Dev 3: 0.13ha a sum of 0.8ha or thereby. The subjects are part of the Sighthill TRA Masterplan but lie outside the TRA Boundary and are in Council ownership. This is a very prominent location beside the M8 motorway to North of City Centre and is facilitated with the new pedestrian bridge across the M8 and the Bridge Terrace serving as a gateway to the Site. There are links to the north to the new Linear Park and Boulevard and towards the west the Site connects with Port Dundas and the Canal Quarter. The pedestrian access provides a 10-minute walking time from south of new Bridge to George Square.
The Council expects this to be developed in such a way that will attract people to the Site by encouraging footfall. The site could accommodate a range of developments such as, student accommodation or residential including private rental.
Condition 9c of the Masterplan PPP (Ref 13/01625/DC) provides that the Masterplan Design Brief must be used when developing proposals for the Alternative site to define the built form and landscape design. The Masterplan Design Brief includes plot design guidance which is informed by planning requirements, urban design and placemaking principles. The Masterplan Design Brief should be read in conjunction with the Council’s Glasgow City Development Plan adopted on 29 March 2017. A great opportunity for alternative models of housing, this site will be high density not family housing. The unit numbers would be approx. 380 units.

Progress Update
As the site sits adjacent to the Sighthill Transformational Regeneration Area, it benefits directly from the new infrastructure and the growing residential community. Delivery of the masterplan is well underway with the infrastructure works which has delivered a new 20‑hectare public park, extensive public realm, serviced development platforms for around 1,100 new homes, a new Community Campus, a pedestrian bridge over the M8 and a new road bridge over the railway line. The replacement of the M8 bridge infrastructure and the creation of a strengthened gateway landscape have been crucial in delivering the Sighthill Masterplan and its key principles of connectivity, activation and destination.
Keepmoat Homes was appointed in 2018 to deliver the mixed‑tenure residential development within the TRA, which has now delivered 292 new homes, including 227 affordable units and 65 private sale homes.
The development of the Alternative Site is an important component in providing protection from the harsh environment of the M8, improving amenity and liveability for both its future residents and the wider Sighthill community to the north.
