PROJECT OVERVIEW
A residential development site located approximately 3 miles north east of Glasgow city centre. The site is located to the north of Robroyston Park with Wallacewell Primary to the north. Established housing is located to the north, west and east.
Robroyston is largely given to suburbs and is just three miles northeast of Glasgow city centre.
INVESTMENT OPPORTUNITIES
It is expected that development on the site will contain a variety of house types, including townhouses/terraces and some flats around gateways, corners, and important edges.
Site ownership or control is secured
The Heritable Title is held by Glasgow City Council (GCC) and is in full control of the local authority. The total site area owned by GCC is 13.77 hectares (34.32 acres) although the section to the north of the site and to the west of Wallacewell Primary School extending to 1.98 hectares (4.89 acres) is reserved for future expansion of the school. An area of the site measuring 2.39 hectares (5.91 acres) is to be added to Robroyston Park as part of the Fields in Trust Agreement. The area to be disposed of is therefore 9.4 hectares (23.23 acres).
Proposed use is identified or permitted in planning
Designated as a residential development site identified as Site H0011 in the Housing Land Supply under the City Development Plan, adopted March 2017. The Housing Land Audit 2023 states a capacity of 200 dwellings however the identified site area includes the part of the site reserved for expansion of the school therefore actual capacity will be lower than this. Any prospective purchaser would be recommended to seek early engagement with the planning department.
The project caters for a market with identifiable demand
The Robroyston area has undergone substantial high-end, private residential development since the 1990s. The location is extremely popular due to the proximity to Glasgow city centre and strong transport connections with access to Junction 2 of the M80 less than 0.5 miles from the site and the railway station which opened in 2019 less than 1 mile from the site.
Most of the major housebuilders have developments in the area or under construction primarily for high-end family homes. This strategic site is well located to the south of the Briarcroft estate with outlooks to Robroyston Park.
The project is near market and investor-ready
The site is due to be brought to the market in 2024. There is no planning consent in place therefore any proposals would need to go through the full planning process.
Site investigations have been conducted previously although these have now lapsed. The below investigations were carried out when the site was previously to be marketed to assist prospective bidders:
Ecology Reports
- Preliminary Ecological Appraisal Report for Sweco. December 2016 by Energised Environments.
- Preliminary Ecological Appraisal Report. Prepared by Sweco in October 2019 serving as an update to the 2016 report by Energised Environments. The report was finalised on 4th October 2019 and is valid for 18 months.
- Water Vole Survey Report prepared by Sweco in 2017. This report is outwith the yearly recommendation for water vole survey reports.
The investigations confirm a number of constraints that will need to be considered in any proposals:
- Water voles are present on the site and as a protected species their habitat will require to be relocated in conjunction with an ecologist.
- Japanese Knotweed is present on the site
- Areas of the site are subject to surface water flooding
- Significant Scottish Water infrastructure dissecting the development site
- Made ground / potential past mining
- Areas of peat on the site
