CITY PROPERTY GLASGOW (INVESTMENTS) LLP

In 2010, City Property Glasgow (Investments) LLP (CPGI) was established to acquire the investment property portfolio from Glasgow City Council (GCC) in order to generate a capital receipt to support an initiative at that time. CPGI is part of a wider group of companies under the umbrella of the “City Property” name and the LLP has continued to evolve since inception to positively invest in the inclusive growth of Glasgow’s economy. The portfolio of properties acquired contains a large number of properties across all sectors including Retail, Industrial, Office and a substantial number of ground leases over high-profile assets in the city centre.

CPGI continues to review the portfolio and will bring potential development opportunities to market. CPGI is delighted to bring 3 development opportunities to the 2025 Glasgow pitchbook:

Over the last 12 months, CPGI has sold a number of high profile properties in the city centre, highlights include:

20 India Street

The cleared site of the former Strathclyde Regional Council HQ was sold to Vita Developments for a new 591 bed student development.

Elmbank Street

The former High School Complex was sold to the Scotsman Group who plan to develop the A-listed building into a new hotel and serviced apartments.

The Mercat Building

This historic building at Glasgow Cross will get a new lease of life as a new residential development is planned.

Tontine Building

A new 150 year lease was agreed with Tontine Properties Ltd. The eastern side of the Tontine Building will be refurbished to maintain its place as one of the Merchant City's most iconic buildings.

This large scale development opportunity is located within the commercial heart of the city centre - home to some of the largest prime office developments that have taken place in the city over recent years.

The site lies on the western side of the Blochairn Wholesale fruit market which is located on the north side of the M8 between Junction 13 and 14 of the M8 and allows easy access to the city centre. City Property are looking to market the site as a long ground lease opportunity or may consider a new build with the right occupier, if a pre let can be agreed. The site would be suitable for industrial/distribution uses.
